The Eastern Village neighborhood will be built on 52 acres that abuts the Eastern Trail in the Oak Hill area of Scarborough. Oak Hill is the primary center of town and Eastern Village is located within walking distance to many community services including Town Hall, the High School, Middle School and many shops. Downtown Portland, the Jetport, and the Maine Mall are all located within a 5-7 mile distance from Eastern Village.
The Eastern Trail system abuts Eastern Village and is used for walking, biking, jogging and cross country skiing. The largest Saltwater Marsh in the State is located in Scarborough and the Eastern Trail is an ideal access point to enjoy bird and wildlife habitat.
Traditional Neighborhood Development (TND) is a design principle that was used to develop the plan for Eastern Village. It is different from conventional neighborhood design in that it emphasizes the pedestrian and social aesthetics of the neighborhood. Homes are located closer to the streets and all streets have lit sidewalks. Garages and vehicles are minimized aesthetically through the use of back alleys and garages. The design includes varied types of housing, retail space, and open space. The result is a neighborhood with more opportunities for community and interaction through design.
LEED construction: Leed stands for ¿Leadership in Energy and Environmental Design¿. LEED has emerged as the standard for quantifying ¿Green Construction¿. All homes in Eastern Village will be LEED certified. As LEED homes, the technology used in the construction (from insulation, to heating systems, to material choices) will serve future owners for years to come.
Phase I of Eastern Village is currently under construction with single family homes starting at: $299,000 and ranging to $399,000.
